Adding Your First Property

A detailed walkthrough for creating your first property and setting it up for AI renovation renders.

Step-by-Step Guide

Navigate to Properties

Click on "Properties" in the left sidebar to access your properties list. If this is your first time, you'll see an empty state with a prompt to add your first property.

Click "Add Property"

Click the "Add Property" button in the top right corner. This opens the property creation form.

Enter Property Address

Start typing the property address. We use Google Places autocomplete to help you find the exact location. Select from the suggestions to auto-fill the address fields.

The address will be used to display the property on a map in the detail view and for location-based insights.

Upload a Cover Photo

Drag and drop or click to upload a cover photo for your property. This image will be displayed as the property thumbnail in your list and on the dashboard.

Use a high-quality exterior shot for best results. Recommended aspect ratio: 16:9 (e.g., 1200x675 pixels or larger).

Save the Property

Click "Create Property" to save. You'll be redirected to the property detail page where you can start adding rooms.

Adding Rooms

Once your property is created, you can add rooms. Each room can have:

  • A name and room type (e.g., Living Room, Kitchen, Bedroom)
  • Room dimensions (helps AI scale furniture realistically)
  • An original photo showing the current state
  • Multiple AI-generated renovation renders

To add a room, click the "Add Room" button, enter details, and upload a photo. Every photo is cleaned by the tool you pick for it, and the run starts as soon as the photo has one.Pristine Clean tidies the space and leaves the furnishings in place, while Foundation Lab strips it back to an empty architectural shell. Which one you want depends on what you plan to do next.

Choosing a Cleaning Tool

Pristine Clean (1 credit)Clears clutter and personal items while the existing furniture stays exactly where it is. Use this when you want a tidy, listing ready photo of the space as it is today.

Foundation Lab (1 credit)Strips the space back to an empty architectural shell. This is the blank canvas a full renovation render starts from, so use it whenever the room is headed for the Studio. Tip: Providing room dimensions helps AI scale everything correctly.

Manual Refine (Free)Whichever tool ran, use the brush tool to help the AI with anything it missed.

💡 How renovations work: Properties contain rooms with original photos. AI renovation renders are generated directly at the property level in the Studio. Once you have your renders, you can bundle them into Proposals for clients.

📸 Photo Best Practices

Aspect Ratio — Standard ratios like 16:9, 4:3, 3:2, 1:1, and portrait equivalents
No Panoramas — Avoid panoramic photos or 0.5x ultra-wide zoom
Structural Depth — Capture 3 walls for better integrity
Good Lighting — Natural light works best for AI understanding
High Resolution — At least 1200px wide
Clear Focus — Avoid blurry or dark images
